Office Space
We have a wide range of Charity and CIC tenants across the St Margaret's House site. From time to time, office spaces become available for a new tenant to move into; when this happens it is an opportunity for us to look at the overall balance of our tenants and we will prioritise new tenants who bring something new to the St Margaret’s House community.
We typically only accept tenants whose work has a strong community focus. We welcome applications from prospective tenants working across the charity and community sectors, and are particularly interested in those working with people of global majority or working class backgrounds and/or with characteristics protected under the Equalities Act.

16 sqm office (2nd floor)
This second floor office space has two windows that let in lots of light. It is ideal for 1-3 people working, or as a meeting room if used in conjunction with the other second floor office (27 sqm).
This office space will be available from 1 October 2026 and viewing can take place from 17 August.
£560 per month.
As all tenancies run in line with the financial year, the rate listed is for October 26 - March 27. SMH tenancies work on a rolling basis with licence agreements updated in February and issued ahead of the April - March licence period.
Wifi, utilities, and access to meeting rooms within B17 via a pre-booking system is included in the licence fee until March 27. From April 27, there may be additional fees for wifi, utilities and use of the meeting rooms.
23 sqm office (2nd floor)
This second floor office space has three windows that look out onto Old Ford Road, and let in lots of light. It is ideal for up to 4-6 people working at a desk each.
This office space will be available from 1 October 2026 and viewing can take place from 17 August.
£805 per month.

London Arts and Health (LAH) are tenants here at St Margaret’s House and offer hot-desking opportunities to their members, alongside other benefits.
